Who do I call to tour the new homes?
To tour new homes for purchase, call the Gwaltney Group at 507-259-4926 or email Gwaltney Group at
[email protected]. The Gwaltney Group is the listing agent for all homes offered for sale at Oakwood Meadows.
How much do I need for a down payment?
Potentially as little as $1,000. The best way to determine your down payment is to get a FREE mortgage pre qualification analysis from Results Mortgage. Results also provides you with information for all of loan and grant assistance programing.
What does my Homeowners/Lot Rent pay for?
As with many subdivisions with association fees, your Homeowners Fees pay for the maintenance and upkeep of public and private areas within the community, as well as some of your utility costs. The fees vary from year to year based upon the costs which the community incurs both to provide ongoing services as well as the addition of amenities to make your neighborhood the most enjoyable experience possible. Items uncluded are trash, lawn care, snow removal in common areas, water, property tax, shared amenities, and maintenance of shared amenities.
I am a current homeowner, how do I trade in my current home?
Oakwood Meadows is committed to assisting all current owners obtain a newer, more energy efficient home. The community will purchase any home owned within the community. Contact Tami Gunn or Michael Grob of the Gwaltney Group. Tami and Michael will also assist you using our source book to determine the value of your trade in. In addition, current residents can access our grant programs funded by Oakwood Meadows. Example, a current program offers seller assistance of $8,000 to qualifying community renters or homeowners.
Why a newer home?
Oakwood Meadows encourages all of our residents to consider any of the newer homes which have been added to the community. A number of programs are available which allow you to lease, lease to own, or purchase, while still receiving money for your current home without the need to move or sell your current home to someone else. Begin by asking for a free pre-approval letter prior to contacting the sales team to buy a home. A Mortgage Pre-Approval letter provides all parties with an amount you may qualify for to make your monthly payments. This allows you to know in advance what your likely costs are to own any given home. Results Mortgage will let you know how to apply for a loan, how much you need for a down payment, how to access down payment grants and or loans, as well as how to apply our seller credit to your purchase. Learn more about the income requirements and today’s interest rates to qualify for a loan, and/or how to improve your credit score to get your best possible interest rate.
Do you accept housing assistance program payments for my mortgage payment?
This is a question for both the lender and the County HRA. Our Results sales team and mortgage lender will help you navigate the process.

How do I use my income tax and or property tax refund to purchase? How do I file for a property tax refund?
Oakwood Meadows has retained a consultant to assist all residents, both renters and homeowners, to get all of the financial benefits available to you including but not limited to funds through various programs.
